What do asbestos surveyors do?

Asbestos surveyors, also known as inspectors, are required to identify asbestos-based construction products (i.e., asbestos floor and ceiling tile or asbestos wallboard) so that they can be removed safely before remodeling work begins.

September 24, 2010 – Asbestos surveyors conduct comprehensive examinations of public and private buildings to determine whether or not asbestos-containing materials are present so that they can be handled with special care during renovation or demolition work.

These kind of surveys are required whenever people want to make major changes to a structure built in an era when asbestos was still in abundant use; that is, before 1986.

Congress enacted the Asbestos Hazard Emergency Response Act (AHERA) that year to protect workers in all trades from occupational asbestos exposure. Asbestos kills 10,000 individuals in the United States and 90,000 people worldwide every year, according to the U.S. Centers for Disease Control.

A number of building materials and products still in use today contain asbestos. Asbestos remains in use as an acoustic insulator, and in thermal insulation, fire proofing, roofing, flooring and other materials.

Surveys are usually required before a renovation or demolition permit will be issued. If asbestos is identified, licensed asbestos abatement contractors must be hired to remove the toxic material before work may proceed. The U.S Environmental Protection Agency enforces AHERA regulations.
